Two elderly neighbours in one of Sydney’s most exclusive suburbs who teamed up to sell their homes in a packaged deal have already turned down an eyewatering offer from developers.

Retired professionals Richard Burbridge QC and Kiki Efthimiou have been great friends in the four decades of living on adjoining properties in Rose Bay in the city’s eastern suburbs.

After years of turning down offers to sell up the pair have listed their homes as one deal, which comes with two swimming pools, a tennis court, two street frontages and the best views in Sydney.

The two adjoining properties at 19 Conway Avenue and 17 Ian Street will likely be knocked down to make way for luxury apartments.

Sotheby’s are listed as the selling agents for the properties in conjunction with CBRE.

Retired barrister Mr Burridge QC and former Greek import businessman Mr Efthimiou have already knocked back a $50million offer from an apartment developer.

‘They felt it was worth a lot more,’ Sotheby’s principal Michael Pallier told Daily Mail Australia.

‘Developers have been on both their doorsteps for years but neither of them were ready to sell until now.

‘They recently came together and realised two heads were better than one.

‘Both of them are now quite elderly and want to tidy up their affairs now rather than leaving it to their families later on.’

Hailed as the best site in Sydney, the properties have stunning Sydney Harbour views and are a short stroll from Rose Bay Village and the ferry wharf.

‘I haven’t seen anything as special as this,’ Mr Pallier said.

‘It has views of the harbour, the Sydney Harbour Bridge, the Opera House, The Star and the city skyline. It definitely has the wow factor.’

The highly-anticipated expressions of interest period will be launched online this Friday and is expected to run for five weeks.

‘We’ve already had a lot of interest,’ Mr Pallier said.

His colleague Francis Egan told the Wentworth Courier: ‘You could build a palace.’

Records show Mr Efthimiou and his wife Froso, bought their 1279 sqm property at 17 Ian Street for $140,000 in 1974.

Mr Burbridge QC bought the 1215sqm block at 19 Conway Avenue seven years later for $3.03 million.
